Design and Build is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder or design–build contractor. This business model is designed for the construction projects where we the contractor carries out both the design and the construction work. By being involved at such an early stage we can proactively put the best possible team together being able to communicate instantaneously at every level which in turn speeds the whole process up, improving our/the clients project schedule. Our Littlebourne Surgery Development on behalf of Woodchurch Property Developments was shortlisted for the prestigious RICS Community Impact & Social Benefit Awards. The ‘fixed price’ offers clients the cost certainty from day one so we would not only oversee the design and build to ensure that the costs are kept within budget but also have the ability to report on the costs at any stage should the client so wish.
We operate an open book, transparent policy in all aspects of what we do to ensure your project is delivered at cost by a team of skilled and experienced Sub Contractors and Suppliers, under the strict guidance of the Red Key Management Team. This way of working cuts out the ‘middle man’ – a role that a traditional Main Contractor would fill – and ensures that the Client only pays what the project actually costs. This relationship ensures that the Sub Contractors and Suppliers are all paid in a timely manner leading to our sites being rewarded with the best resources. They also feel part of the team and that they are directly contributing to the success of the project and are not there purely to maximise a Main Contractor’s profit and then, once the work is complete, to have protracted debates about their final account which can drag on for months. It is inevitable on any project, that there will be variations and additional works. A traditional Main Contractor would look to maximise the cost of these to their own benefit, leaving the Client with little choice but to accept the percentage mark up. Red Key Concepts have a very different approach. We do not look to benefit from any such extras and instead take a pro-active approach to mitigate the cost of any additional works elsewhere in the project.
We provide a dedicated Commercial Team to the project. All trade packages will be awarded following a strict and robust tender exercise and in conjunction with the Client QS and Management Team. Red Key Concepts will provide a detailed report and recommendation for the selection of each trade Contractor and strict cost controls will be in place to ensure that the project budget is managed and controlled accordingly. We will work very closely with the Client appointed QS to ensure that the budget is managed very closely throughout the build programme. We encourage a transparent and open book approach for all commercial dialogue and discussions with the Contractors engaged to the project, to ensure that the Client achieves best value. This also negates contractual conflict between the parties.
As the construction process involves ever changing stages of design, approval and construction from conception to delivery, it is paramount that the relationship between the contractors, consultants and suppliers is procured, managed and developed to ensure that expectations on both sides are facilitated. Obtaining a better insight into how the current market challenges have affected our supply chain and their individual businesses, enables us to be in a much better position to appoint the most suitable suppliers. We are true advocates of galvanising these relationships with our ‘local’ supply chain especially in all of our construction projects. We try to overcome issues such as logistics and resources from the start to enable the local market to be in a position to happily partake in the competitive bidding process and focus on the longevity of the relationship with us all at RKC so that construction project’s functionality, success and profitability is maximised for all parties. In doing so, we reduce the amount of material transportation required thus pollutants caused by the vehicles are also reduced whilst boosting and supporting the local economy.
We are always keen to offer our client’s alternative options on how we deliver their build needs; 1) Traditional option- Awarding the packages required by the build to the most price competitive and local suppliers 2) Eco option – Awarding the packages to the most ‘eco friendly’ suppliers who are able to offer the most sustainable materials available. We feel that working in this collaborative manner with our clients allows them to make the decision based on the best method for them and their requirements/needs. Our ‘art deco’ mixed development, No.5 Sittingbourne High St, has been a major success, in no small part because of the excellent service we received from Red Key Concepts. Chris, Charley and their dedicated project team worked exceptionally hard to deliver our vision; to regenerate this tired old furniture store into Miami style luxury apartments and unique office space. They fully understand client needs and worked tirelessly to deliver on our demanding brief…top drawer performance from a friendly and accommodating team.

I have been working with Chris and the Red Key team for over a year now on various projects. Their extensive network of contractors, tradesmen, products and industry specialists throughout Kent and Sussex differentiates them. I am very happy with the progress we have made, and in fact I have introduced four further projects which Red Key and Shaptor are collaborating on. One of those is my own house in the Ashdown Forest!
